There are agents for the buyer and for the seller. In some cases their is one agent for both, but they must disclose that information to all parties involved. Being an agent, I can tell you there are multiple reasons you should use a professional.

First off there are all the legalities of a sale. The contracts, the disclosures to the buyer, etc. You can be sued if you don’t disclose something and a buyer finds out something that should have been disclosed.

Second, if you shop around with different real estate companies you can find some that have great programs to help you sell for the most money and as quickly as possible.

And lastly, agents know what it takes to get it sold. We can assist you in getting your home "buyer ready" by giving you tips to getting your home to look its best.

Why would you want to purchase a home without a real estate agent? It's free to buyers and people who usually list FSBO are wanting more than it's worth. The only time you don't want to use an agent is if you are selling.

I’m a real estate investor I’m not a agent, to answer your question yes you can find a homeowner that want to sell there house without having an agent, look in the paper in your state and look under for sell buy owner, some of those adds are from homeowners that want to sell and don’t want to pay a realtor’s fee. but if you would like you can call me or I’m me and maybe i can help you get the dream home you always wanted. i buy house’s and sell house’s in all part’s of the US

You can but the problems you run into will be that the sellers, whether they have an agent or are selling themselves, will never take you seriously.

It’s sad but true. Unless you want to pay all cash, that is another story. There is such a thing as creative financing but beware! That is how this whole problem we have now started.

My friend is trying to buy a condo the same way you are and she has been not stop in caling me to ask questions.
The owner told she could by the condo, then after signing the contract he told his agent that he changed his mind. His agent told her (my friend) that she could put her in another unit for 3 months (only as a rental).

She is still dealing with this…

Real estate field 16 yrs, not as a licensed agent. Now own a real estate service who helps people like you as well as sellers, refer agents and others who are needed in the whole process of buying or selling a home.

The buyers agent works for the buyer and represents the buyers interests, much as the other side does.
Both buyer and seller do split the commission equally.

for sale by owner in classifieds, owner financed homes and rent to own can be good deals if you know what you r getting into. if you dont know the ins and outs of the market it is good to have an agent so you dont get ripped off

If you have never bought or sold a home before then you really should use the services of a REALTOR.

In most cases the Seller pays the Buyer Agent’s commission so you wouldn’t be getting into additional costs.

Ask your friends, neighbors and co-workers if they have had a good experience with an agent. If so, set up an appointment with them to discuss the buying process. If you feel comfortable with them, great. If not, keep looking.

One last word of advice, never use the agent who has the home listed. It’s legal to represent both parties but a dual agent can’t help you with one of the most important things, price.

You can look in the classified or drive around to find places "for sale by owner," but whether the sellers have a real estate agent or not has no impact on the buyer.

As a buyer, your real estate agent protects your interests, dicusses prices on your behalf, they can usually answer questions that you will most likely have or at least point you in the right direction, gets all the paperwork together for you, etc. I would reccommend that you get an agent b/c usually the sellers pay for your realtor’s commission. if they don’t wanna [ay, don’t buy their house – plain and simple. It is customary that they pay. Also, sometimes buyer’s agents will offer the buyer a credit to go towards closing costs & home warranties. We just bought a house & our agent offered both..we got a 1 yr warranty on the house & $3,339 (1% of the price of the house)! It helps out a lot sometimes.

I recommend always using a realtor…ask aroudn to friends & family in the area for referrals, interview several realtors before you decide who you want.

yes, this is quite easy, go to your bank of choice and fill out sallie mae/fanniemae paperwerk!..Takes 5 months but when bank has all the stuff approved u can buy a house, no down payment, IF real estate agent is involved SELLER pays the closing costs and realtor's fee! So the biggest pain is waiting fer the papers to be approved at your bank!
