Starting a LLC with a few family members to invest in some realestate what should the bylaws for the Corporation Be ?

In my opinion, this is not the time to invest in real estate. It’s the buyer’s market sure, which only means you must have the capacity to sit on a property (sometimes for several months) without revenue.

You might have a better chance with corporate real estate (leasing, apartments, condos, etc) though. It all depends on your location and what the economic climate is over there.

i want to be a realesate investor when im older, but my aunt, who is one, suggested that i get a job at a realestate or law firm. i wouldnt be a reprasentative or a consultant just somone who sorts or helps out with files. it would make starting my company that much easier.

Probably the closest you would get would be babysitting the lawyer’s kids…..most basic minimum wage jobs require you to be at least 15 due to child labor laws. You could ask around about maybe "interning" or shadowing but you won’t find actual work. I’d admire your work ethic though and so will those you want to work for…..

Has anyone bought and signed up with the johnbeck free and clear realestate program and if so, how much time and money did you send, and have you made any money with the program?

I have not bought the program. It does sound very simple on TV, but the rules in your state may make the process more complicated than it is in other states. In my state (Indiana) you can buy the tax lien at the time of the sale, but the owner has 13 months to redeem the property. During that 13 months you do not own the property and thus cannot enter it, or you will be tress passing. If the property is redeemed, the owner must pay you 10% interest. If it is not, then you must "quiet title" in order to then own it.

Most properties (90%) sold at tax sales are vacant land and are not the pretty houses you see on TV. The process is a lot of work and takes a lot of time, but if you can find a 73K house for $500 bucks….its worth it.

I’m moving from the very expensive california bay area and trying to a good place to renevate and sell houses. Can anyone tell me about these areas both for realestate and just for living?

I just moved here from So Ca. But the real estate market is nothing like the CA market. Things don’t go up like they do in CA. It will take some time to get used to things here, like how slowly the real estate market moves. Picture a snail.

San Anton and Austin are pretty, but too humid for my likes.
I live 30 min. no of Dallas. The real estate market is pretty good here. But I have yet to buy anything to renov. and sell for a profit.
I do it all the time in CA, but here is really different. So you’ll just need to take your time figuring out how to go about it.
Their profit margin per unit sold is a LOT less here.
I love where I live, McKinney, TX its a great town.

How hard is it to get your realestate license ???

I have a bachlors degree in business managment and want to further my education by getting a realestate license. I am moving to Arizona from Alabama. Can anyone help ?

The requirements may vary from state to state, but if you complete a real estate course (which takes a reasonably short time and which isn’t difficult to do) you then take a test in order to get a license. At least some states would then require a person to work for an established real estate agency for a certain amount of time before he/she can become a licensed broker.
