it would vary how much you would save. In my experience I would urge you to have a company to manage the property. They take away all of the hassle and will find replacements much quicker than you can yourself.

There is a lot of property including 2 shopping centers. There is not a lot of cash flow, but several houses and pieces of property and a realestate business. H e is fighting me tooth and nail. Hello, I am in the process of creating a realestate website, I have created the drop down boxes for the database of realestate properties, but how do I actually go about creating a database driven site like this? I am in over my head?

I bought a house 3 yrs ago in 72 the orig.owners started with a sing. wide trailer then later build a house around it now I’m selling it and the mortgage comp. wants the serial # the only thing under it is the beams on a concrete slab no ID# I was told once the axels , tires were removed it becomes real estate property when we bought it we never went throught any of this it was concedered a stick built not a trailer p.s. we live in arkansas
I’ll bet the previous owners never did an affidavit of affixture (telling the county the home is fixed to the ground with wheel removed etc) start at your local county recorders office to see ify ou can find an original serial number on record then fill out an affidavit of affixture and file it with them – start there

In Florida it is 30% in California it is 100% (and increases in taxable value are limited to 2% per year) This is really a pretty pointless exercise. To get $1,000 in tax from a house worth $100,000 California would set the tax rate at 1% and Florida would set it at 3.33%.

Go to the county office, the county secretary or clerk should be able to help you. They usually have a lot of properties left over after the tax auctions. I’m about to start purchasing some of these homes myself from different counties. I hope this helps you
Find out what area you want to live in. Then hope in your car and drive around the area. Look for signs in front of houses.
Agents are a dime a dozen. If you chose one ask for recent referrals. Also go with one that is an area specialist.
There might be some that are for sale by owner. That person is trying to save money.
