how long does it take to beecome an realestate agent?

Tuesday, January 19th, 2010

It does vary from state to state, but generally you just take your pre-license course, pass the exam, pay all the fees, and you are in! I will say that it takes money to make money in this feild and the more sales/marketing/executive experience you have the more likely you are to succeed.

If you do decide to and become licensed, make sure that you REALLY interview brokers. Find one that provides you with leads and good training.

what are the downfalls of becoming a realestate agent?

Friday, January 15th, 2010

The two biggest concerns are whether you are adequately capitalized to start a business and whether you have the necessary discipline to save money when times are good so that you can stay in business when the real estate market slows down, as it inevitably will. Real estate is a very cyclical business.

When you are just starting out, you likely will have more expenses than income for the first 6-12 months. So, you need to be financially prepared to pay for advertisements, business cards, networking, driving around, etc. Even if you get a sale in the first few months, it takes 30-60 days to get your commission paid (at closing).

Right now, the housing market is in a down cycle. But if you have enough money to stick it out, and you’re genuinely interested in the work, you can turn these circumstances to your advantage. During a down market, the agents with staying power are the ones who benefit once the market makes a comeback.

Once that happens, it is very important that you stash some extra money away for the times when the market cycles down again.

Good luck!

can a realestate agent………………………………….?

can a realestate agent find someone to qualify and assume my mortgage loan or do i have to find someone to do that myself? Do realestate agents even do that?

Im Alabama, an agent can not do that, but should lead you to the person who can. If you are working with a realtor who only wants to deal with selling your home and not at least guide you to the proper people, DROP them and fine a new realtor.

Need a good Realtor?
If In Alabama – e-mail me
If not in Alabama – I can still recommend an experienced Realtor from your area that will give you OUTSTANDING service! I work with a network of Realtors across North America.

Need help with realestate agent questions?

Sunday, January 3rd, 2010

My mothers landlord has sold the property and was notified today that she has to be out by this Sunday.Does any one have some advice? There is no written.signed notice giving them enough time to move out. The only thing is that she was on a month to month lease due to the fact that the was house put on the market. She has two disabled sons and my sister and her three daughters live with her. It too much of a short notice for them to find something. Can any one help if I provide detail needed.

A month-to-month tenancy requires that they give 30-day notice to vacate, no exceptions. I’m sorry to hear this happen right before Christmas, truly, the landlord has no heart. I’ll say a prayer for your family.

Anyone in Texas interested in becoming a Realestate Agent?

Tuesday, December 15th, 2009

Yeah, I’ve been one in San Antonio for 14 years.

In NC,can loan officer turn down loan B/c he does not like realestate agent representing person/entity appling

My boyfriend is a realestate agent. His sister is a doctor and wants to purchase some land that will give him a commision of approx. 40K. His sister does not want him to have it b/c, she does not want anyone else in the family to have money but her. So she told him that she could not use him in the closing and he would not be able to get the commision because the loan officer will not give her the loan if she uses him as the real estate agent. He has recommended a friend of his(loan officer) that she should use. From the origination of this sale, my boyfriend has handled all paper work, faxing, calling, setting up meeting, appraising, etc (fall 2005), now she is saying this. The closing date is scheduled for Apr.2006 We dont believe her. We live in Raleigh, NC. Please help us.

Tough call. If your boyfriend can document everything, he can sue her for the commission amount.

But…

There is ONE CRUCIAL document that will make it really easy for him. If the sister signed a buyer’s representation agreement, it’s a slam dunk for your brother. If you don’t have this document, dig in your heels and get ready for a court battle.

Bottom line is if your boyfriend can prove everything he did, he’ll likely get compensation. But it’ll take a court order to get it.

Good luck.

can a realestate agent sign a lease on my behalf. Is it a Valid contract if only she signed it and not me?

Thursday, December 10th, 2009

we sent one e-mail stating that she could sign in our absense and that we would sign when we arrived. The lease in Jeff & Melissa’s XXXX name and we are not sure as to what it was signed like. We have not received a copy
Thank you all for your help I will see what happens

Technically, you would have had to sign a power of attorney for the real estate agent to sign for you. Sending an email would not qualify legally.

With that said, as long as you do want the property, whenever you return, you can sign the papers yourself and keep the deal. The real estate agent’s signature would be enough to hold the deal until you are back.

If you are trying to back out of the deal, you have a legal issue without the POA, but on the other hand, your agent has your email stating you told her to sign in your behalf. Now it becomes an issue for the court with her agent’s fees involved.

Best of luck and I hope this is useful to you

what jobs make lots of money i want to be a realestate agent is that good?

I have been a Realtor for several years. It is very hard work and I’m still not at the point where I’m making lots of money. You have to pay for your own marketing, find your own business, and be motivated enough to stick with it. It is very difficult the first couple of years; however, if you stick with it and work hard to establish yourself, you have the potential to make lots of money. My last bit of advice would be to find a good company. I worked for two other companies before going with a company that has a national brand. When you are with a nationally branded company, there are more opportunities available to you.
