<br />From 1996 to 2001 I bought 14 homes all foreclosures and/or distressed properties. I sold all but three of them. I now own 2-2 Family units and 1-single family unit. The one two family was a VA foreclosure, the other two family was from a man who wanted out of the rental business.  I have now owned all of them  between 12-15 years. Great Tax advantages, some headaches, but you must be ready to put money into them. 15 years Rental property owner.<br />

I have a few recommendations. But how would I narrow the ONE. Are there websites that rate the realtors? Like CNEt for electronics or rate my professors for professors, are there any websites with the realestate agent reviews or rating. Any tips in helping choose a realtor is greatly appreciated.<br />

<br />There are no sites that rate realtors.</p>
<p>I would pick a realtor and use them a day BEFORE you sign a buyer broker agreement.  OR sign the buyer agreement for a one day period only.</p>
<p>Treat the one day they take you out as a job interview.  Did they ask you questions about what you want in a home, area, price, etc.  And then did they show you want you wanted and explain the questions you had.</p>

<br />Any sale of real estate should be recorded with the county. If you sold the property privately and did not record the sale, you could have problems. </p>
<p>Do you have a bill of sale or other document relating to the sale? If it was a cash transaction, do you have a copy of the check that they used to pay you? If the purchase was financed by the person who purchased it from you, you might want to check with their lender.</p>
<p>Most real estate sales are handled either by title companies or a real estate lawyer. If you did one of these options, then you should have a closing statement. Contact the title company or real estate lawyer who handled the sale and they should be able to provide you with documents to prove that you sold the property and were paid for it.</p>

			<content:encoded><![CDATA[<p>My husband and I live in DFW and would like to purchase 5acres in the Hill Country. I know the Hill Country encompasses several cities so bare with me. How would we go about finding a realestate agent in the area? I already tried googling it but none of the realtors had critiques and would appreciate insider help.<br />
<br />First of all, plan on spending a ton of money.  Not a lot&#8230;a TON.  The Hill Country has become wildly popular, and those good folks up there know it, and they&#8217;re laughing all the way to the bank.</p>
<p>Secondly, if you&#8217;re looking for five acre tracts, they&#8217;re likely to be found in gated subdivisions with pretty tight restrictions, or in backwoods areas with NO restrictions (mobile homes and junk cars).  The likelihood of finding a friendly farmer who will lop off a corner of his pasture to sell you is slim to none.</p>
<p>Third, Google real estate agents in the following areas:  Boerne, Comfort, Bandera, Fredericksburg (a TON of money), Blanco and Kerrville.  These areas are in the &quot;hilly-est&quot; parts of the Hill Country.  Century 21 real estate agents in these areas tend to be pretty reliable.  You can also check out Trulia.com and enter any of these town names.  There are, of course, lots of other towns in the Hill Country, but these seem to be the most popular.  (Insider tip: take a look at www.doehneoaks.com)</p>

<br />I have no idea where you are located, as the place names are unfamiliar to me.</p>
<p>However, there are a few things that are important for a real estate website:</p>
<p>1. Provide the opportunity for website visitors to find properties they are interested in. I visited your site and it seems that you are already doing this. However, if it is possible to provide photos, this would be an enhancement. Website visitors like to see photos of properties. And make the photos descriptive and pretty. </p>
<p>2. I&#8217;m not sure what percentage of people where you are look at the internet for real estate, but if you want to get your website on the first page of results for your area, look into Pay per click or sponsored advertising. To get in natural results takes time, at least 6 months or even longer. Study Search Engine Optimization (SEO) so that you can make your website search engine friendly as well. Also use your domain name in your advertising (in the newspaper or elsewhere) so that before your website shows up in search engine results, people begin to become aware of your website.</p>
<p>3. Provide a sign in sheet for website visitors to request more information. This is essential so that you can capture contacts and follow up with them. And do follow up. Create a dialogue the same as you would in person. Many people who visit websites for real estate in the US are &quot;just looking&quot;. Thus make your sign in sheet voluntary to avoid a lot of fake email addresses and contact information. If your sign in sheet is voluntary, you can interpret visitor sign ins as possibly being &quot;almost&quot; ready to purchase. Sometimes you have to follow up with people for a long time before they are ready to purchase.</p>
<p>4. Create a newsletter or something with good information about real estate in general or in your area that you can send to your contacts each month. For those who are not yet ready to purchase, this will remind them of you so when they are ready, they will contact you (hopefully).</p>
<p>Getting real estate business for the internet is a tricky thing. The most important thing is to give people the information they want, follow up quickly and keep in touch with the people who do sign in at your website.</p>
