Im graduating hs this year and looking into working as a realestate broker as soon as the economy improves. Which city will be better for this job and for someone just starting their life?

Miami was booming before the economy took a dump. It will boom again after things settle down.

My friend is buying a piece of realestate (multiplex) with tenants with one year leases. He wants to move in immediatly. Can he cancel old leases and kick them out or what because he will be the new owner of the property?

No, he cannot automatically change any existing leases. How would you feel if it were you. When you buy a property you also buy any existing leases and they must be honored to the fullest extent.pp

I am trying to find a large selection of realestate (property) for sale in Bosnia. I was wondering if anyone knew a website that listed it. I found a few that had very old flats for sale but i didnt find much. An email address would work too if yall know anyone. thank you

3)Whilst unlike Croatia there are no restrictions on foriengers buying property in Bosnia.. there are of course the usual formalities and red tape.. I strongly suggest that you employ an estate agent to oversee the purchase.

Is it better to go with a seasoned Realestate person who may have muti listings or a new person who is HUNGRY for the sale?

I would try a newer agent that doesn’t have a lot of listings. They will spend more time on your listing than a "seasoned" realtor would. Why list with someone that has 100 listings when you can list with someone that has five? It just makes sense!

I would like to be prepared and better informed on the realestate business. So I would like to know what to ask a realtor and attorney regaring buying a coop or condo.

The most imprortant thing to know about is restrictions. Some co-ops don’t allow pets, small children and renting out YOUR unit to tenants. You said you wanted to learn about Real Estate. I seriously doubt that co-op is Real Estate. It’s more like a personal property, since you don’t own the land or the unit. Focus on restrictions. Stay away from co-ops if you can. They are hard to finance and simply not worth all the trouble.

Lol, you don’t need to be good at anything to be a real estate agent. It’s a job where you take a 2-4 week class depending on what state you live in. The classes aren’t even all day long. You take some cheesy 100 question (give or take) exam. I’ve taken harder exams in accelerated junior high courses. It takes more time, money and effort to get your certification in refrigeration or plumbing than it does to be a real estate agent.

In a hot market, you don’t have to do anything except know how to breathe. In this current market, whether or not you can sell depends on if you can be nice to your clients. The hardest part will be learning to talk a good game if you can’t do it naturally. Otherwise, you just have to chase a lot of leads and talk to a lot of people. Oh, and you take a lot of digital pictures and craft listings. Essentially, you need arts and crafts skills.

All I can tell you is that there are a lot of real estate schools. If you find a company that you’d like to get down with, talk to them. Many brokerages like ReMAX, have their own accredited real estate schools. If you sign up with them in advance, they will waive, reimburse or discount a lot of the fees you will have to pay in the course of obtaining your license. Good luck.

I recently went though a forcloser last janurary due to my husbans loss of employment .I have been employed for 4and half years at the same job at full time hours .The banks wont consider a loan for thee years .I still would like to purchase a home on my own home.What help is there trough a private realestate investore?

Is there a way to discover which realestate company’s/agents get these? Details/websites appreciated!

One way you can try to find out who lists foreclosures is by picking up a homes for sale guide and reading the ads. The ads that say "being sold as-is" or "proof of funds required" are usually foreclosures. See which Realtors have more listings like that. Another, probably faster, thing you can do is call some real estate offices and ask if they have any agents who specialize in foreclosures or who usually list foreclosures. I used to be a Realtor and there were 2 or 3 people in my office that usually listed foreclosures. If you call a real estate company and ask for someone who lists foreclosures, the secretary will know who to put you in touch with. Also, as long as the foreclosures are put in the multi-list system then any Realtor can tell you about them and show them.
